Are you licensed?
HomeFront Properties (TN Firm # 261793) is licensed by the Tennessee Real Estate Commission. In addition to fulfilling this legal requirement, members of our firm are also affiliated with the local Board of REALTORS and the National Association of Residential Property Managers.
What type of properties do you manage?
We manage mostly single family properties throughout Rutherford County and southeastern Davidson County.
How soon can you start managing my property?
Today if you move quickly. The answer to this question depends upon you, the owner. If currently under management with another company, you will need to notify them of the pending change. If no existing management contract is in effect, we will go to work for you the same day you sign a Management Agreement with HomeFront Properties.
Can I reach you after hours?
HomeFront Properties is open weekdays from 8:30 a.m. to 5:00 p.m.. We do our best to conduct normal business activities within these hours. We routinely answer calls from owners at nights and on weekends when necessary or responding to an emergency situation.
Do you sell real estate too?
Yes. Although HomeFront Properties does not list properties for sale, we are involved in the sale of investor-owned properties. If the transaction is between the owner and tenant, HomeFront Properties will assist with the sales process for a fee. If the owner is offering the property to the general public, we work in cooperation with Ann Hoke & Associates to sell the property in a timely manner for the greatest return.
How long is a lease term?
We routinely sign leases for a minimum of 12 months and sometimes longer (with owner permission). Extensions beyond the original term can be of any length.
How much security deposit do you charge the tenant?
The security deposit is usually paid in an amount equal to one month rent. The monies are deposited according to state law in a separate Trust Account.
How and when do I get my money?
Most monthly Owner Distributions are paid by direct deposit (ACH) into an account you choose at your bank. On occasion, we will need to mail a printed check to the address you keep on file with us.
How is rent collection handled?
Rent is due on or before the 5th of each month; many of our tenants pay online. If tenants pay on time, the Owner Distribution is transmitted through the banking system on or about the 10th of each month. It appears in most owner accounts around the 12th of each month (this varies based on weekends and holidays). Late rent payments are transmitted to the owners at periodic intervals throughout the remainder of the month.
